Real Estate Opportunities Fund II is about 52% larger than its predecessor, in a fundraising market where many managers are struggling to reach their goals.
In a slow market for raising private funds, one real estate manager filled its fund to the limit.
Town Lane said on Monday that it held the final close of Town Lane Real Estate Opportunities Fund II at its $1.9 billion hard cap. The fund's target was $1.5 billion, so it closed about 27% above the goal. Its first fund raised $1.25 billion, making the second about 52% larger.
Why a hard cap matters
A hard cap is the maximum a manager agrees to accept. Closing at it, rather than at or near the target, means demand from investors exceeded what the manager was willing to take.
That stands out against the wider market. Many limited partners have received fewer distributions as exits have slowed, which has left them with less money to recommit and made fundraising slower for most managers.
Two readings
One reading is that investors see an opportunity in real estate and are concentrating their commitments with managers who have a record from a first fund.
The other is that a strong close for one second-time fund says more about the manager than about the asset class, and that the broader real estate fundraising market remains difficult.
What to watch
The fund's first investments and where it deploys, and whether other real estate opportunity funds report similar demand in the fourth quarter.
